おうち探しが始まった！
最近の週末のブームと言えば…
おうち探し♪
ついに重い腰を上げ、４人家族にふさわしいお家を探しています。
まあ、急いではいないので、よい出会いがあれば…という感じですが。
これまでに見た物件は…
中目黒 築約30年 マンション 約75��
→古すぎて傾いてた…
赤堤 築約20年 戸建て 約140��
→お風呂が地下ということを除けば間取りはGoodだが、場所が微妙＆予算オーバー
しかし、おいら的には一押しの物件（BBQができる屋上付き）
若林 築約5年 戸建て 約80�屐癖拔�のため安い物件を偵察）
→いわゆるペンシルハウス＆駐車場激狭でありえず…
宮の坂 新築 戸建て 約150�屐癖拔�のため億越えの物件を偵察）
→間取りはほぼ理想に近いものの無駄にゴージャス＆場所が微妙＆予算オーバー
で、若林の物件を見に行った時に出会った不動産屋さんがやる気な感じだったので、アポとって、昨日あらためてお話しを聞くことにしました。
まず、基本的な情報として、
・今のマンションが、比較的売りやすい物件＆買った時より高く売れる可能性大
・月々の支払いを増やさずに我々の想定よりもより高額なローンが組める可能性大
ということで、不動産市況的には、買い替えもありな状況だとわかりました。
我が家としては、オットが「次は戸建て」と言っているので、戸建て優先での家探しが大前提。
少しでも広い方がよいので、中古物件Welcomeで探していますということで、情報交換をした後、いくつか物件を見て回ることにしました。
深沢 築約13年 戸建て 約100��
→駐車スペース２台も、日当たりが微妙＆リビングが狭く価格も強気。
駒沢 築約10年 戸建て 約110��
→前の道路が狭く駐車スペース激狭ながら場所＆間取りはGood。
もう少し値段が下がれば…
岡本 新築 戸建て 約100��
→収納が今一つ少ないものの間取りお値段ともVery good。
ただし、場所が希望エリアから大外れ…
桜新町 土地
→場所とお値段はまあまあGood！ただし、自分で建てるエネルギーはなく…
とりあえず、とっかかりとしては、不動産屋さんに我々の希望をシェアできた半日でした。
また、不動産屋さんにキッズルームがあって、おいらもご機嫌。
ただし、物件周りは、ちょっと飽きちゃったみたい。。。
その後、偵察がてら二子玉川の駅前再開発で東急が建設中のタワーマンションを見に行きました。
今年の春から順次入居が始まるというそのマンションは、間取りは超平凡orかなり微妙なのに、価格が超強気な設定。
こんなんでだれが買うんだろう？？？と思ったら、８割がた成約済みということで、二子玉川って、えらい人気なのね…と腰を抜かして退散してきました。
駅前再開発と言っても、まだマンション以外は計画が未知数な部分が多く、計画通りに行かなかったら陸の孤島のようになりそうなマンション。
計画通りにいくのなら、ポテンシャルは高いけれど、それにしてもニコタマまで下ってあの価格はちょっと高すぎだなあという印象でした。
第一、あんなところ買ったら、駅前再開発のために拡幅される予定だった道路の景観を守る住民運動を何十年もやった伯母が、天国から化けて出そうなので、怖くて住めません（笑
伯母が生きていたら、あのにょっきりたった異様なタワーを、どんな気持ちで見ただろうと思うと、あれを見ずに亡くなったことはある意味幸せだったんじゃないか…と思いながら帰ってきました。
ちなみに、このマンションのモデルルームには、保母さんのいるキッズルームがあり、おいらはそこで預かってもらいました。
まあ、そういうコストがいちいち物件の価格に乗ってるんだから、高くて当たり前よね。
というわけで、お家探しはまだまだ始まったばかり。
今後の展開に請うご期待！
